The price-to-book ratio for Brazilian real estate investment funds (FIIs), called P/VP in Brazil, compares a unit's market price with its reported net asset value per unit. It can reveal differences between market expectations and asset valuations, but it is not a shortcut for deciding that a fund is cheap.

How is P/VP calculated?

Divide the market price per unit by the reported net asset value per unit. In a hypothetical example, a unit trading at BRL 90 with a net asset value of BRL 100 would have a P/B ratio of 0.90. These numbers are illustrative and do not represent a real security.

What does a ratio below 1 mean?

It means the unit's market price is below the reference net asset value. Possible reasons include perceived risks, expectations for weaker performance, limited liquidity, or differences between accounting valuations and what investors are willing to pay.

What about a ratio above 1?

It may reflect favorable expectations or a willingness to pay a premium for certain assets and management quality. Investors should still assess whether supporting disclosures and fundamentals justify those expectations.

Limitations of the metric

  • Reported net asset value is not necessarily the amount properties could sell for today.
  • Valuation methods and dates may affect comparisons.
  • Funds in different sectors face different risk drivers.
  • A low P/B ratio may persist and does not guarantee future price appreciation.

Key takeaway

Analyze P/VP alongside income, risks, portfolio quality, liquidity, and management strategy. A metric becomes useful as part of a consistent research process—not as an automatic buy rule.
